A full roof replacement on a home in Armonk, New York. The old roof came off down to the deck and the house was rebuilt as a complete system: new underlayment, architectural shingles, new copper flashing at the chimney, and three new skylights.
What the job involved
- Tear-off of the existing roof, and inspection of the deck underneath before anything went back on
- New GAF underlayment across the full roof area
- GAF Timberline HDZ architectural shingles in Mission Brown
- New copper flashing at the chimney-to-roof intersections, and new flashing to the chimney lining
- Three skylights replaced
Why the chimney got copper
Where a chimney passes through a roof is the most common place for a roof to leak. The joint has to move slightly as the house and the masonry expand and contract, and it sits in the path of everything running down the roof above it.
Copper is used there because it outlasts the roof around it. It does not corrode the way cheaper flashing does, it takes the movement without splitting, and it can be dressed tightly into the mortar joints. On a roof expected to last decades, flashing that fails in ten years means opening the roof back up. Copper avoids that.
Replacing the skylights at the same time
Skylights are flashed into the roof, so the sensible time to replace them is while the roof is already open. Doing it later means cutting back into a new roof and re-flashing around it. On this project all three were replaced as part of the job.
