The warranty most roofs actually get

Every GAF shingle comes with a basic warranty, whoever installs it. It covers the shingles themselves for a lifetime — but the part that counts, the non-prorated period, lasts only 10 years.

Non-prorated means full value. Inside that window, a covered failure is covered in full. Outside it, the payout shrinks every year, so a problem at year 20 is worth a fraction of the cost of fixing it. That basic warranty also does nothing about the labour, and nothing about tearing off and disposing of the failed roof.

Ten years, or fifty

That one row in the table is the whole argument. A roof is a thirty-year purchase. A warranty whose full-value period runs out at year 10 stops protecting you two thirds of the way through the job it was bought for.

Fifty years non-prorated means that if a covered shingle problem shows up in year 30, it is worth the same as it would have been in year 2.

The gap nobody mentions: workmanship

Here is the part most homeowners never hear at the kitchen table. A manufacturer’s warranty covers the shingles being defective. It does not cover the roof being installed wrong.

And most roofs that fail early don’t fail because the shingles were bad. They fail at the flashing, at the valleys, around the chimney, at the nailing — the workmanship. With a standard warranty that is entirely your problem, and your only recourse is the roofer, if he is still in business.

The Silver Pledge™ closes that gap. GAF itself stands behind the installation for 10 to 15 years depending on the shingle. That is the manufacturer backing our work, not us backing our own work.

Common questions

Does every job come with one of these warranties?
No. They apply to qualifying GAF roofing systems and depend on how many GAF components go on the roof — three or more for System Plus, four or more for the Silver Pledge™. We will tell you before the work starts which one your roof qualifies for.

What does it take to qualify?
The roof has to be built as a GAF system rather than a mix of components from different makers, and the warranty is registered with GAF once the work is done. We will go through what your roof qualifies for when we quote it.

What is GAF Certified Plus?
It is the middle of GAF’s three contractor levels — Certified, Certified Plus, then Master Elite. Contractors have to meet GAF’s requirements for licensing, insurance and reputation to be invited.

What happens if B&W is no longer around in twenty years?
That is exactly what the enhanced warranties are for. They are GAF’s obligations, registered with GAF, and they do not depend on us still being in business.

Is the warranty transferable if I sell the house?
GAF allows a transfer, with conditions and within a set period after installation. Terms are at gaf.com/warranties.
